Recently, the bulk prefabricated concrete components for the Kwai Chung San Kwai Street public housing development project supplied by AluHouse (hereinafter referred to as the San Kwai Street project) have been successfully manufactured and are currently being transported to the construction site in Hong Kong for assembly and hoisting. This key development signifies that the San Kwai Street project has officially entered a new phase of construction, laying a solid foundation for efficient subsequent construction and high-quality delivery.

The Kwai Chung New Kwai Street public housing development project is owned by the Hong Kong Housing Authority, with the main contractor being Hon Lee Construction. The project is located in the core area of Kwai Chung, adjacent to Lower Kwai Chung Village and Lai Yiu Estate, with a total site area of approximately 5,390 square metres. The project plans to construct a 42-storey residential building situated on a four-storey podium. The podium level will accommodate various functional spaces including shops, car parks, welfare facilities, lift lobbies, and a podium garden, providing a total of 798 residential units.

It is worth mentioning that the kitchen and bathroom have been completed using the advanced Modular Integrated Construction (MiC) method, achieving a transition from "on-site construction" to "integrated assembly," greatly enhancing construction efficiency and living quality.

As the supplier of precast components and MiC kitchens and bathrooms, as well as aluminium windows for the project, AluHouse is responsible for a total of 131 product types, including composite slabs, corridor panels, Fosa, balconies, MiC kitchens and bathrooms (with finishes), structural walls, partition walls, staircases, rest platforms, and waste chutes, amounting to 5,400 precast components and 5,412 aluminium windows, with a total concrete volume of 4,851m³.

For the construction of prefabricated components in the Xin Kui Street project, AluHouse adopted a self-developed steel-aluminium composite mould system, which offers excellent durability and precision. Each set of moulds can be reused multiple times, with component size deviations strictly controlled within ±1.5mm. Compared with traditional wooden moulds, this process can reduce carbon emissions by 65%, effectively achieving an integrated approach to lightweight, low-carbon, and high-precision production.

AluHouse provides integrated services covering mould design and manufacturing, aluminium window production and installation, prefabricated component production, MEP (mechanical, electrical, and plumbing) in kitchens and bathrooms, concrete casting, MEP finishing, protective packaging and transportation. AluHouse strictly adheres to the full process from concrete mix proportion, selection of rebar materials, structural design, production to quality inspection in accordance with the standards of the Hong Kong Housing Authority, ensuring that the produced components meet the performance requirements of high-rise permanent buildings.

For instance, each aluminium window in MiC kitchens and bathrooms comes with glass and is manufactured and transported to the site as an integrated, modular unit. This process completes the assembly and testing of the window frame, glass, sealing strips, hardware, and opening mechanisms in the factory, creating a building envelope unit with full functional use.

In addition, to achieve refined management of the full lifecycle of prefabricated components for the New Kui Street project, AluHouse has embedded RFID chips in each MiC kitchen and bathroom, prefabricated fascia and aluminium windows, establishing a data traceability system covering production, quality inspection and transportation.

It is reported that John Lee, the Chief Executive of the Hong Kong Special Administrative Region, delivered his fourth Policy Address on 17 September. This Policy Address, themed "Deepening Reform, Caring for Livelihood, Leveraging Advantages, and Creating the Future Together," proposed a number of new measures. Among them, the government will increase the supply of public housing, with the total public housing production (including simplified public housing) expected to reach 189,000 units over the five-year period starting from the 2026-27 fiscal year.

As an important component of the Sun Kwai Street project, it aligns closely with the 2025 Policy Address's goal of increasing public housing supply, contributing to the acceleration of public housing development in Hong Kong and further enhancing the living standards and quality of life of Hong Kong residents.

The delivery of the New Sunflower Street project represents another demonstration of AluHouse's integration capabilities within the concrete MiC system. The successful progress of this project highlights AluHouse's full industry chain service capabilities in the field of high-end prefabricated components and MiC modules.

Currently, the first batch of prefabricated components has arrived at the construction site as scheduled, and subsequent on-site lifting and module assembly work will be carried out in an orderly manner.
